A good linkage clause includes 4 components.
Base Month The known CPI at contract signing. Example: December 2024 CPI.
Update Date Once per year, on a fixed date. Example: every January.
Minimum Threshold Recommended: 2% minimum to activate linkage. Low enough that it activates almost always.
Clear Formula New rent = current rent times (new CPI divided by base CPI).
Numerical example: Rent: 5,000 NIS. CPI rose 3.5% during the year. New rent: 5,175 NIS. Over 3 years with similar inflation: 5,175 in year one, 5,356 in year two, 5,543 in year three. Cumulative difference: approximately 5,700 NIS that stays in your pocket.
