Investor Guidance: How Do You Choose the Right Advisor?

When investor guidance is worth paying for, what questions to ask, how to spot conflicts of interest, and what we believe at Flamingo.

Having walked through the entire process, it is easy to see why investor guidance exists in the first place.

Investors need to develop a strategy, choose a market, research prices, find properties, analyze deals, arrange financing, work with a lawyer and appraiser, negotiate, oversee due diligence, manage renovations, find a tenant, and then manage the property.

You can do this yourself, and some investors do it exceptionally well. The question is whether you have the time, knowledge, and desire to manage the process on your own.

Good guidance should not replace your judgment

If an advisor says, “Trust me, this is a great deal,” that is not enough. Good guidance should show you the data, explain what makes the deal attractive, present the risks, walk you through a less favorable scenario, and help you understand the decision.

The goal is for the client to be able to say: “I understand what I am buying and why we decided to move forward.”

Is the advisor selling you an apartment or building you a strategy?

If the first meeting starts with apartment offers, you need to understand the incentive behind them. We prefer a process that starts with the investor: capital, income, financing, savings, goals, and risk. Only then do we move on to the property.

    Who checks what?

Ask how an area is selected, how property value is determined, where the data comes from, who handles legal due diligence, who the appraiser and mortgage advisor are, what happens if the deal fails due diligence, whether the advisor is willing to recommend not buying, what happens after signing, and who manages the property.

    Conflicts of interest

You need to understand how the advisor gets paid: by the investor, seller, real estate agent, developer, or service providers. No particular model is necessarily wrong, but there must be transparency.

Do not look for whoever promises the most

Guaranteed returns, certain appreciation, guaranteed urban renewal through demolition and rebuilding (פינוי בינוי), or promises of zero risk are not signs of a good professional. A professional who can say, “I do not know,” “That is an assumption we need to check,” or “At this price, I would not buy,” can offer far more value.

So when is guidance worth paying for?

When it shortens the learning curve, provides access to the market and information, prevents mistakes, coordinates professionals, enables data-driven decisions, and remains available after the deal is signed. Guidance should not simply be a fee paid to someone to find you an apartment. The real value lies in the entire process.

    What we believe at Flamingo

We do not believe investors should buy because we told them to. We want them to understand why.

We do not start with a property. We start with the investor.

We are not looking for an attractive return in a spreadsheet. We want to understand how the deal performs in the real world.

We do not want to hide risk. We want to identify it, measure it, and see whether it suits the investor.

And our goal is not to finish our work at signing. It is to bring planning, purchasing, financing, due diligence, renovation, letting, and property management together into one process.

Because ultimately, a good real estate investment is not just an apartment. It is a financial decision that fits into a broader life plan.

If you have read the entire series and want to handle the process yourself, excellent. Take the steps and follow them: assess your financial position and goals, choose a market, study it, analyze deals, build a team, and do not move forward with a deal you cannot explain.

And if you want to go through that same process with a team that knows Haifa and the Krayot, evaluates the deal alongside you, and stays with you after you receive the keys, we can start with a needs assessment meeting and explore what is right for you.
