Northern Israel has undergone an interesting process over the past two years. While Tel Aviv contended with a new supply of office towers, Haifa and the Krayot were left with limited supply and much lower entry prices. In 2026, this combination created an opportunity for higher yields, but it also requires close professional management.
Price Overview
In Haifa's established office districts, particularly MATAM and the city center, rents vary widely, reaching tens of shekels per square meter per month, with high-quality buildings that offer proper parking at the upper end of the range. In Haifa Bay and the Krayot industrial zones, prices for warehouses and industrial buildings are significantly lower than in central Israel, and this is precisely what creates the yield gap.
Purchase entry prices in northern Israel are generally tens of percentage points lower than those of comparable properties in the Tel Aviv metropolitan area. As a result, an investor calculating yield based on acquisition cost can achieve higher ranges in the north, even when the rents themselves are lower.
What Drives Demand
Three main drivers are at work in northern Israel in 2026. The first is the defense and traditional manufacturing industries, which remain firmly established in the region and generate demand for offices, laboratories and production facilities. The second is healthcare services and private clinics, which continue to occupy space in city centers and along major thoroughfares. The third is local logistics, supported by the port and improving transport infrastructure.

Where the Risk Lies
The tenant market in northern Israel is not as deep as in central Israel. When a property becomes vacant, finding a new tenant takes longer and can sometimes take several months. This can change the annual yield by whole percentage points, so cash flow planning must account for a vacancy period rather than rely on optimistic assumptions.
A second risk is the quality of the building. Some of the stock in northern Israel was built to older standards, and the cost of adapting it for a new tenant can be substantial. This should be calculated as part of the transaction price rather than treated as a vague future expense.
Three Checks Before Buying in Northern Israel
First, examine the existing lease thoroughly: who the tenant is, its financial strength, the remaining lease term and the options available to it. Second, assess the property's physical suitability for alternative tenants. A property suitable for only one tenant carries concentrated risk. Third, check the arnona. In Haifa and the Krayot, commercial and industrial arnona classifications can result in charges that materially affect the net yield.
How We Approach It
Flamingo has managed properties in Haifa and northern Israel for years, and we see firsthand the gap between a seller's presentation and the actual cash flow. Before a purchase, we review the property, the lease and the operating expenses, and present a conservative cash flow forecast that can be relied upon.
