Industrial Buildings for Rent in 2026: Rental Rates by Region

Realistic price ranges per sqm, what to check beyond the price, and where there is genuine room for negotiation.

Renting an industrial building is an operational decision before it is a real estate decision. The main gap in the market is between an available building and a suitable building.

How to Interpret Rental Rates in 2026

It is important to distinguish between asking prices and the prices of deals actually closed. The gap between them in 2026 is significant. Base rent for the building and yard, commonly referred to as shell rent, does not include VAT or municipal property tax (arnona), so every comparison must be made on the same basis.

In addition, the published price ranges refer to modern, compliant buildings. In older or poorly maintained buildings, rates can sometimes be about 15% lower or more.

    The Regional Hierarchy

The Tel Aviv metropolitan area, including Holon and Rishon LeZion, has the highest price ranges due to its proximity to major transport routes and consumer centers. Industrial zones in the Sharon region and the broader central region offer lower rates, while the north and south have the lowest rates, alongside higher occupancy risk and an aging building stock.

    What to Check Before Signing

    • Electrical capacity in amperes and whether it is sufficient for your equipment
    • Permitted floor load in tonnes per sqm
    • Clear height below the beams, not roof height
    • Number and type of loading bays, and the size of the maneuvering yard
    • Permitted use under the building permit, including industrial, workshop or storage use
    • Who is responsible for repairs to the building envelope, roof and systems

Where the Real Savings Are Found

Not in the price per sqm, but in three areas: a rent-free fit-out period, the landlord's contribution to fit-out costs, and rent escalation steps in the lease. A one-percentage-point difference in indexation over a seven-year lease is greater than a difference of a few shekels per sqm.

    For Building Owners

A vacant industrial building is the most expensive liability there is. In a selective market, flexibility on move-in terms can shorten vacancy by months. The Flamingo team manages the process on your behalf, including tenant screening and lease drafting.

    Questions and Answers

What affects the price per sqm in an industrial building?

Location and proximity to major routes, building height, electrical infrastructure, cranes and loading ramps, maintenance condition, and whether the intended use complies with the permit.

Why is there such a large price gap between regions?

Supply is limited and prices are high in central Israel. Prices are lower in industrial zones in outlying areas, but leasing takes longer.

Where is there room for negotiation?

Mainly in the fit-out period, the property owner's contribution to renovation costs, flexibility in option periods, and the allocation of ancillary costs.

What is important to check before signing?

The permit for the intended use, the actual municipal property tax (arnona), management and maintenance costs, available electrical capacity, and the possibility of future modifications.

Is the advertised price the final price?

No. Municipal property tax (arnona), management fees, insurance and VAT usually need to be added. Calculating the full cost per sqm changes the picture.
