Warehouses and Logistics: Commercial Real Estate’s Hottest Sector in 2026

Occupancy above 95%, leases of 10 to 15 years, and yields of 6.5% to 7.5%. Why institutional investors are rushing in—and what the risks are.

If one sector explains institutional investors’ appetite for Israeli commercial real estate in 2026, it is logistics.

    The Numbers

Occupancy rates of 95% and above, long-term leases of 10 to 15 years, and yields of approximately 6.5% to 7.5% make the sector particularly attractive. Demand is driven by the growth of e-commerce, changes in supply chains, and a shortage of available land.

    Three Forces Driving Demand

Consumers expect fast deliveries, sometimes even on the same day, so retailers need modern warehouses in strategic locations. At the same time, importers prefer to hold larger local inventories rather than rely on just-in-time shipping. Finally, technology and pharmaceutical companies are looking for advanced storage facilities with specific technical requirements.

What Really Determines a Warehouse’s Value

Price per sqm is the least important parameter. What matters is ceiling height, permitted floor load, electrical capacity in amperes, number of loading docks, maneuvering yard size, and access for articulated trucks. A property that falls short on any one of these is limited to a much smaller tenant market, even if the price is attractive.

The Risks No One Talks About

First, tenant concentration. A warehouse typically has one tenant, so if that tenant leaves, vacancy is 100%. Second, fit-outs. A logistics tenant requires costly modifications, some of which are paid for by the owner. Third, the land market. Recent Israel Land Authority tender data show significant gaps between asking prices in the private market and actual closing prices, indicating that the market has shifted to selective pricing that is sensitive to interest rates.

How to Enter the Market Properly

Check the tenant’s financial strength before examining the yield, read the indexation and renewal clauses in the lease, and verify who bears the costs of fit-outs, systems maintenance, and building insurance. A 12-year lease with a problematic tenant is worse than a 5-year lease with a financially sound tenant.

The Flamingo team evaluates logistics properties based on these operational parameters, not on the listing.

    Questions and Answers

Why is the logistics sector considered strong in 2026?

E-commerce, local inventory needs, and a limited supply of industrial land create steady demand for high-quality storage space.

What is the typical yield on a logistics warehouse?

Typically between 6.5% and 7.5%, depending on the tenant’s quality, ceiling height, truck access, and proximity to major transport routes.

What distinguishes leases in this sector?

Long-term leases, sometimes for ten to fifteen years, with a single business tenant. This provides cash-flow stability but also creates concentrated risk.

What should be checked before buying a logistics property?

Clear height, permitted floor load, number of loading docks, truck turning radius, three-phase power, permits, and whether the use complies with the statutory zoning plan.

    What is the main risk?

The tenant leaving. A logistics facility fitted out for a specific tenant may require further investment and a lengthy reletting process.
